Replacing your roof is no small feat.

The decision to replace your roof is a big one. It’s not like deciding to grill a steak for dinner or to get your haircut; it’s a decision that you’ll have to live with for years to come, and it could have major financial ramifications on your life. Replacing a roof won’t be cheap, and if you want to ensure that you’ve covered all of your bases before you make the decision to replace your roof, you’ve come to the right place. Our experienced contractor has come up with this list of questions to ask yourself (or your roofer) before you decide to replace your roof:

#1. Is replacement the right option?

While on a few occasions, you may have no other option but to replace your roof, in most cases, however, you’ll have to determine if you should get your roof repaired or replaced. Before you do anything else, consider the pros and cons of repairing or replacing your roof. Since roof repairs are typically much more affordable than replacement, in most cases, it’s a better option to choose repair over replacement when possible. However, there are a few exceptions to the rule. Here are a few reasons to choose roof replacement rather than repairs:

  • Your roof is old – Most roofs will last anywhere from 10 to 50 years, but how long your roof lasts will depend on the material it was made of, as well as how well you’ve taken care of it. Do a little research to determine how long your roof will last, and consider replacement if it’s coming to the end of its lifespan.
  • Your roof hasn’t been maintained properly – Maintenance is an essential part of increasing your roof’s lifespan and preventing repairs, and if your roof hasn’t been properly maintained, you could have major roofing problems on your hands that may shorten your roof’s lifespan.
  • You’re facing pricey repairs – The cost of roof repairs is another thing you’ll want to consider. If you’re already paying a high price for repairs, it might make more sense to replace your roof instead of repairing it.

#2. Which roofing material should you choose?

There are many different roofing materials available for your new roof, and in order to ensure that you’ve found the right one for your budget, needs, climate, etc., you might need to do a little bit of research. Some roofing materials last longer than others, while some provide more insulation, and some are more expensive. Depending on your home’s existing roofing frame, some roofing materials might also be too heavy. Regardless of whether you’re leaning towards asphalt, cedar, metal or tile, talk to your roofing contractor for advice on the best option for you.

#3. Have you hired the right contractor?

Your new roof will only be as reliable as the contractor who installed it. In fact, out of all of the decisions that need to be made regarding your new roof, deciding which contractor to hire is one of the most important. Even if you were getting a small, simple repair, ensuring that you’ve hired the right contractor for the job is incredibly important, but when it comes to a huge project, like roof replacement, it’s essential.
